Bare spots (not damage from snowplows) shall be scratched up and seeded with topsoil or repaired with sod. It is the Vendor's responsibility to recommend methods of correction of bare areas
All mulched areas and treed areas are to be thoroughly weeded bi-monthly during the season. This includes the removal of weeds including, but not limited to, poison ivy, grape vines, and Virginia creeper growing up tree trunks. Where such climbing weeds extend into the crown of trees, the severing of such vines near the ground level will suffice. Also to be thoroughly weeded are in and around dumpster areas, pool area, tennis courts, steps/stairs, all trees, sidewalks, asphalt cracks, curbs and retaining walls. Weeding is to be performed a minimum of fourteen (14) times from April to October 31 st. Non-weed plants removed will be replaced by the vendor.
All shrubs/plantings and trees are to be trimmed and pruned of dead branches two (2) times during the season to maintain proper shape and uniformity of appearance (1st trimming, late June; 2nd trimming, September/early October). At each trimming, the suckers or shoots will be removed from all trees. Walkways and entrances are to remain clear and accessible throughout the season whether obstruction results from a large mature tree's limb or from new growth on shrubs or trees. Professional knowledge of correct trimming/pruning methods and of plant types is required. All branches and clippings are to be removed from the premises by the end of the working day. Plants damaged by the Vendor will be replaced at the vendor's expense.
Grounds will be raked to remove papers, cigarettes, branches, leaves, and debris. Driveways shall be cleaned of accumulated debris, dirt and leaves. Bare turf areas shall be seeded after raking but shall not coincide with first weed control application.
To be conducted as needed at end of season to ensure that all HOA grounds are clean and neat in appearance. Such work shall entail the removal of all fallen leaves and branches, the removal of all debris, papers, and accumulations on the ground, in the mulch beds and at entrance.
